Commercial Mortgage Back Securities (CMBS Mortgage Loan)

CMBS loans are also known as conduit loans. These loans are used to buy commercial real estate buildings like multifamily living communities, office buildings, or warehouses.
They typically offer flexible underwriting standards and use the property as collateral. That said, a CMBS loan is different from a traditional commercial loan. With a traditional commercial loan, the lender gets paid back over time. However, a conduit loan will be sold and packaged along with other commercial mortgage loans into a trust called a Real Estate Mortgage Investment Conduit (REMIC), turned into bonds, and sold on the secondary mortgage market to bond investors. This process is known as securitization, and it’s where these loans get their name.

Commercial Construction Loan Types

Commercial construction loans are short-term loans specifically designed to cover the costs of construction for a new or expanding business. Depending on your needs, there are various types of loans available to you. If your business qualifies for a loan backed by the Small Business Administration, you may choose to apply for either of the following:

– SBA 7a loans can fund any legitimate business purpose, including construction.
– SBA 504 loans allow small to mid-size businesses to build an “owner-occupied” commercial property from the ground up or to expand an existing facility.

Bridge Loans – Commercial Real Estate & Apartments

A bridge loan offers interim financing or bridge loans on commercial properties including; Multifamily, Office, Industrial, Retail, Self-Storage, Assisted Living-Congregate, Hotel/Motel, Special Use (most commercial properties with the exception of outlet malls and land). Bridge Loans offers a quick turnaround and allows the borrower to close in a shorter time frame than otherwise required for traditional permanent loans. Bridge financing gives owners the flexibility they need to reposition and stabilize properties. Shorter term loan for timely purchase opportunities, refinancing, capital restructuring, rehab or renovations.

SBA Loan

The Small Business Administration (SBA) was created in 1953 as an independent agency of the US government to protect the interests of small businesses, preserve competitive enterprise, and strengthen the economy. The SBA helps small business owners remain the engine of the United States by offering higher LTVs and lower DSCRs than most conventional loan products.

You can use the following assets as collateral for an SBA guaranteed loan:

Federal Housing Administration – FHA Apartments loan

FHA is a federally guaranteed program under the government’s Department of Housing and Urban Development (HUD). FHA Loans can be used for the purchase/refinance as well as the construction/ substantial rehabilitation of multifamily or healthcare properties. Loans are non-recourse (except standard carve-outs) and rates are very competitive with 35–40-year fixed terms and amortizations. FHA are available nationwide and are available for any market (primary, secondary, tertiary).

The FHA or HUD 221(d)(4) program insures multifamily developers building market-rate, low-income, rental assistance and other multifamily developments. Loans generally range from $2,000,000 to $100,000,000 or more. In general, there is no hard cap or bottom for the loan amounts. However, because of the costs involved with originating HUD-insured multifamily development loans, developers of smaller multifamily projects are often intimidated by this form of financing.

Conventional Mortgage Loan

Conventional commercial loans are mortgages that are provided by a bank, credit union, savings institution, or other traditional financial institution and are secured by a first lien position on the subject properties being financed. The collateral may be any type of commercial real estate and do not always require previous experience. These loans are typically best suited for inexperienced borrowers, small loan balances, specialty properties, or any other structure that may require a personal guaranty.
